This page provides answers to frequently asked questions about the New Homes for Small Sites programme and the sites Camden is selling to fund new homes for Social Rent and Camden Living Intermediate Rent.
1. What is the New Homes for Small Sites programme?
The New Homes for Small Sites Programme aims to build new council homes for Social Rent and Camden Living Intermediate Rent across the borough. In February 2023, Camden’s Cabinet approved the New Homes for Small Sites programme to begin development of five small sites, creating new affordable homes for local residents if planning permission is successful.
Camden’s Cabinet also agreed to explore the sale of some small sites to raise funds for these affordable homes. These pieces of land are in places where constraints or costs mean it is not viable for Camden Council to build homes directly. The sale of these sites will enable us to make a meaningful long-term investment in council homes in the borough.

The programme is part of Camden’s Community Investment Programme, which is committed to building 1,800 new council homes as we believe everyone should have a place to call home.
2. How does building a small number of homes make a difference to the housing crisis?
By building on small areas of land that the council already owns we can build homes faster than our larger scale regeneration projects. Over time, looking at small sites around the borough has the potential to add up to a very significant number of new homes whilst improving the outside areas on these estates.

3. Why is Camden selling land to fund this programme?
As we’re looking to build new affordable homes directly, Camden’s Cabinet also approved the programme to explore the sale of some small sites around the borough to raise funds. These sites are in places where site constraints or costs mean it is not viable for us to build homes directly. The sale of these sites will allow us to make a meaningful long-term investment in council homes for the community.
4. How did Camden decide which sites were suitable for sale?
The small sites identified for sale as part of this programme have constraints that make them difficult for us to build on directly. These constraints may include the size or location of the site making it too difficult or expensive for one of our own housing projects, particularly given the small scale of development possible on each site.
Any potential future development on these sites led by a developer would be subject to Planning Permission from Camden and would require us to seek your views as part of a consultation.
5. Who is going to buy the land?
We are currently aiming to sell most pieces of land through an auction on the open market. However in some cases, we may work with a local purchaser to agree terms for a sale if appropriate.
6. When will the land be sold?
We are aiming to sell the sites currently shown on this website throughout 2024.
7. What will go on the land if it is developed after it is sold?
Any future building on the site would be subject to planning permission, and the local community would be consulted on this through Camden’s planning processes.
8. I am being consulted as a neighbour to the site under Section 105 of the Housing Act. How do I give feedback on the proposals?

9. What will Camden do to benefit existing estate residents on sites where you area selling land on an estate?
If we are proposing to sell land on an estate, we will explore options to give a portion of the proceeds from the sale back to the estate, to be used for improvements that will benefit local people. More details about how to get involved on each site will be shared as the sale progresses.
